Get ready! It’s almost autumn in New England and for many–if not most– native New Englanders it’s the best season of the year. As your Andover Neighborhood Expert I know that autumn in New England is a great time to list your home for sale. The air is crisp, the skies are blue, vacation season is over and buyers are shopping. Sellers who have kept up with all of their home’s maintenance needs are finding themselves in a much more enviable position than a homeowner who has not. Buyers are no longer saying yes to the “as is” agreement when purchasing a home. It used to be that before listing their home, sellers would put most of their time and energy into things such as pretty new paint, updated light fixtures, fresh new flooring and hip hardware. Although sellers must still manage these minor updates, it’s also important to keep maintenance up-to-date in order to sell. For example, it is helpful for a seller to have their roof maintenance performed or any termite damage corrected before putting the home on the market. Buyers are looking more closely at the costs of these things before buying. A well maintained home will attract a higher offer, have few home inspection concerns and ultimately result in a greater net profit for the seller.
