If you’re worried that you may be facing foreclosure on your home, there may be a solution for you. Very few realtors have the experience and knowledge to help distressed homeowners through the the complicated maze of procedures, strategies, and yes, paperwork to help the bank help you, the homeowner. I have the expertise and certification it takes to help homeowners avoid foreclosure whenever possible. Remember that time is critical and the longer you wait the more difficult it will be to avoid foreclosure. Here are 5 important reasons to avoid foreclosure!

1. The homeowner will ALWAYS have to disclose a foreclosure on a mortgage application.

2. Credit scores will be lowered by 300+ points affecting the borrowers ability to get car, apartment, credit card and other financing.

3. A foreclosure is one credit report item that is almost impossible to be “repaired.”

4. Military and government clearance could be at risk with a foreclosure.

5. Many employers run credit reports for prospective employers and foreclosure is one of the top items that may put a potential new hire in jeopardy.

If you are worried about a foreclosure on your home, contact me at RE/MAX Partners in Andover, MA for a confidential and complimentary consultation.

Since rates are at an all time low, many people are considering it. Here are some ways to help you decide if it will benefit you or not.

If you have plans to pay off your mortgage in the next few years it makes no sense for you, as you will not be able to recover the re-financing fees in time. Same thing goes if you are planning to move in the next few years.

If you are planning to stay in your home for many years and currently have an Adjustable Rate Mortgage, then refinancing to a 30-Year Fixed is a very good option for you. Refinancing may not lower your monthly payments by all that much, but you may sleep better knowing that those payments will never go up.

Another good reason to refinance is if you are currently paying a very high rate. A very good rule of thumb is to calculate your costs and make sure that you can earn back the roughly $2,000 in fees that you will pay, within two to three years.

Two other things to consider are that if you are paying less interest over time, you will pay more taxes. Also, money that you pay in refinancing fees could be invested instead. Think of the return on that sum you could earn over thirty years!

Your lender will need to have your home appraised in order to qualify your new loan and to be sure the new loan reflects the current value of your home here in Andover or North Andover. Most lenders charge an appraisal fee for this service. I can help you "prequalify" the current value of your home by providing you with a FREE market analysis of your home....or sign up for a free Market Snapshot to see what homes have sold for in YOUR neighborhood.

If you have specific questions about your mortgage or need a recommendation for a trusted lender here in Andover or North Andover...please contact me at REMAX Partners, Andover, MA. Home values in Andover and North Andover I'm happy to help!

Mortgage interest rates dropped sharply on the heal of the latest Federal program to back mortgage backed securities. Local banks and lenders are now offering incredibly low rates for both fixed and adjustable rate mortgages. 30 year fixed rates as low as 5.25% with 2 points or 5.5% with no points are currently being offered by many local lenders. The chief economist for the National Association of Realtors (NAR) estimates that “each 1% decline in mortgage rates could generate between 500,000 and 800,000 home sales. Combined with the recent drop in home prices, homes are more affordable now than they have been in years”. Whether you’re interested in buying or selling real estate, this is terrific news. Contact me to find out exactly how much more buying power this recent drop in mortgage rates gives you. I can help you search the MLS for opportunities in Andover, North Andover, Boxford and surrounding communities.

Pre-approval indicates that the lender has examined your financial records and has determined that it will approve a loan up to a specific amount of money. Pre-approval is like having cash in hand. To provide final approval, all the lender needs to do is determine whether the value of the collateral (the appraised value of the property) is sufficient to cover the amount of the loan. Paulette Zuena at REMAX Partners can help you arrange your mortgage preapproval.
